August 2016 Board Minutes

The White Lick Board met on August 17, 2016, at the home of Diana Laybold.  The July minutes were approved. The July financial report was reviewed. 

SOCIAL COMMITTEE:

     The White Lick picnic is scheduled for October 2, 2016, at 4:00.  The Association will provide pulled pork barbecue sandwiches and will ask the residents to pitch-in with their favorite dishes.  The Association will also provide place service.

RESIDENT REMARKS:

      The Ragsdale’s asked about putting up a flagpole in their plant area.  They need to fill out an architectural request form.  The Board has approved other flagpoles in the community.

BUSINESS:

      The late fee for collections will begin on January 1, 2017.  Homeowners will be informed of the new policy at least 30 days prior to the start.

      A change to the use of the proxy at the Annual Meeting was given to the Board.  The proxy can no longer be used for voting; it’s only used for attendance and selecting a homeowner to represent the absent homeowner.  The ballot will be used at the Annual Meeting.  Anyone named as a representative on a proxy will receive a ballot for that homeowner.

      The rental agreement has been tabled for further discussion.  Does the Board want certain number of rentals or a 5-year residency requirement?

      Derry Shrock showed the Board samples of weeds that are taking control in the yards.  The front yards are not looking good.  Tall fescue has grown from 75 square feet to 3,000 square feet.  This weed can only be killed by Round-Up.  Nut hedge or water grass is also present and growing rapidly.  There are some locations that are bare of grass.  The Board and Management need to talk to Outdoor Solutions for suggestions on treating this and getting our lawns looking better.

July 2016 Board Minutes

The White Lick Board met on July 13, 2016, at the home of Derry Shrock.  The June minutes were approved. The June financial report was reviewed. 

ARCHITECTURAL COMMITTEE:

     No PVC railing is allowed around the decks and steps of the condominiums.

SOCIAL COMMITTEE:

     The White Lick picnic is scheduled for September 11, 2016, at 4:00.  The Association will provide pulled pork barbecue sandwiches and will ask the residents to pitch-in with their favorite dishes.  The Association will also provide place service.

RESIDENT REMARKS:

      The Courtyards entrance needs to be weeded and cleaned up.

BUSINESS:

     Letters concerning weed cleanup will be sent to Abell’s (269 E), Basham’s (225), Schoen’s (227).  The homeowners at 218 have a dented garage door so any replacement will be at their cost.  A satellite dish has been installed on the roof at either 252 or 254 East.  The homeowner must place the dish in another location.

      The Board has approved a motion to begin collecting late fees of $25.00 monthly.  (Richardson-Shrock)  Management will supply a written collection agreement for the Board approval.  Homeowners must be notified before any collection procedure can be put into place.

     Management will try to get a firm date from Scott Tanner concerning document changes and lease/rental language in the documents.

     Is the Association responsible for replacing blinds when windows are replaced?  The Board voted to pay for the window replacement ONLY.  If blinds or currents need to be replaced, that will be up to the homeowner.  The homeowner is also responsible for painting the interior trim.  The Association will only replace window trim if it is damaged during removal.

     The Board discussed how to nominate homeowners for the Board election since nominations will not be taken from the floor at the Annual Meeting.  Diana Laybold will research who is up for election this year.  The Board also approved asking Michael Downs to replace Candace Jackson on the Board.

June 2016 Board Minutes

The White Lick Board met on June 8, 2016, at the home of Sheila Richardville.  The May minutes were approved with the addition of Derry Shrock to the Board members present. The May financial report was reviewed. 

RESIDENT REMARKS:

      Sharon Kennell has a new mower and is now mowing her own yard. 

      Kay O’Guinn wanted her ceiling painted to cover leak spots.  Larry has told her that she must get her own ceiling painted.  Interior repairs are not the Association’s responsibility.

BUSINESS:

     Cody Davis has begun painting the buildings on the west side of Andrews Boulevard.  She will bill the Association after 5 buildings are completed.

      The Board has requested that Barker’s begin the concrete work at the end of July or the first of August.

      Management will contact Scott Tanner about meeting with the Board to discuss changes to the documents.  It is time to clean up and update the documents.  The Board would like to change the section about concrete, giving the Association the responsibility for the entire drive.  The Board would also like to add language concerning rentals in the community.  At this time the Board is looking to add a lease agreement to the documents and cap rentals in the community at 5% (4).

      The Board has agreed to erect 4 new chimneys as long as the financials can accommodate it.

      Three White Lick homeowners (2 Board members and 1 homeowner) will meet within a week to go to the PSG office to review the 2015 books.  Stu Mason, Derry Shrock, and Michael Downs will get together on June 20.

White Lick Ladies Group

The White Lick Ladies group meets monthly(the second Thursday of each month) to enjoy each others company, share stories, or pass around current pictures of their family! It is a great time had by all. Each month the group chooses a different place to eat. Any lady living in the White Lick Community on Andrews Boulevard is welcome to join the group. Someone from the group usually makes calls to see how many are going to make the reservations. If you would like to join in the fun and have your name put on the list, please call: Sheila Richardville at 839-8484 or 372-2510.

Ask your neighbor to come, too! If you need a ride, let Sheila know and we will be sure to get you a ride. Several in the group always meet around 11:00 in the driveways of 270/271 and carpool as well.
